This class discusses the rule behind the three way reonciliation and how to perform a reconciliation.

Carolyn Hallett is the only instructor teaching this class. 

This class is designed for the QB/AB or owner employee acting as manager of staff who manage and lease residential units. It covers operations management of marketing, leasing, and management of residential units. We will discuss a supervision plan for the brokerage including reporting, staff training, supervision and components of a policy / procedure manual for the brokerage as well as how to handle an emergency at your property.

This class will review case studies based on the Uniform Owner Resident Relations act (UORRA) – including evictions, court cases and other cases that interpret the act. Rules from the New Mexico Real Estate commission (NMREC) related to property management will be demonstrated via case studies as well as complaints and or hearings. Any other industry available residential property management case studies will be also reviewed.

Learning Objectives

1. Attendees will review real and created cases regarding the UORRA, NMREC rules, and other industry publications related to residential property management.

2. The root cause or a situation or wrong doing that happened as well as what should have happened will be reviewed. Attendees will learn what should have happened so as to be within the law / rules.

3. This will be a good way for attendees to learn local / industry cases and be able to learn the law and rules from practical application.

4. Attendees will work in groups / individuals by reviewing each case and discussing what happened and what should have happened.

This course provides a review of the Owner / Tenant responsibilities, violations and the court process. Learn how to prepare for court so as to have the best chance of victory.

2. The class will review the breach of agreement by both owner and resident.

3. The class will learn which forms to use and how to prepare a case for court.

4. The class will explain the eviction and collection procedure.

This class is reviews state and federal rules and laws for property managers and leasing representatives. In addition if covers best practices in management agreements and rental agreements. It will cover applicant screening in some detail. In addition it will cover property maintenance, reporting to owners, marketing and leasing of the property. Risk management will also be included.

A complete review of the three types of trust accounts:  brokerage, property management,  special, and custodial acounts.  This course discusses Qualifying Broker duties and special instructions for all trust accounts.

This is a mandatory class for all property management brokers every three years or anyone becoming a property manager before managing your first client.  The class covers the entire Act, and goes over various notice types, court forms and court actions.
